Living in Georgetown, TX: A Local Realtor's Honest Take

Georgetown is officially the Red Poppy Capital of Texas, and there's a sweet story behind it. After World War I, a soldier named Henry Purl "Okra" Compton mailed poppy seeds home to his mother from Europe. She planted them, and the flowers spread through Old Town with help from birds, bees and neighbors. More than a century later, they still bloom every spring.

Georgetown sits north of Round Rock on I-35, with one of the prettiest town squares in Texas, a river running through it and a cave under the highway. Here's what it's actually like to live here.

Georgetown Neighborhoods and Schools

Georgetown has a little of everything. Old Town, near the Square, has historic homes, big trees and those famous poppies. Around the city, there are newer master-planned communities with pools and trails. On the west side of town, there's Sun City Texas, a large Del Webb 55+ community with golf courses and amenity centers. And there's acreage and rural property in the surrounding area.

Most of Georgetown is in Georgetown ISD, but some neighborhoods are zoned to other districts. Rancho Sienna, for example, has a Georgetown address but is in Liberty Hill ISD. School zones go by address, not by city name. I'll help you check the assigned campuses for any home we look at, and you can compare ratings yourself on TXSchools.gov.

Things to Do in Georgetown

  • The Square: Shops, restaurants and events around the historic Williamson County Courthouse.
  • Blue Hole Park: A free spot along the San Gabriel River with limestone bluffs, wading and picnics, just steps from downtown.
  • San Gabriel Park and the river trails: Trails along the river connect several city parks.
  • Inner Space Cavern: A cave discovered in 1963 when highway crews drilling for an I-35 overpass hit an opening underground. Guided tours take you down below the traffic.
  • Lake Georgetown: Boating, fishing, camping and the roughly 26-mile Goodwater Loop trail around the lake.
  • Southwestern University: A college campus that adds lectures, performances and some lovely architecture to town.

The Red Poppy Festival

Georgetown's signature tradition is the Red Poppy Festival, held every April on the Square. The Texas Legislature designated Georgetown the Red Poppy Capital of Texas in 1990, and the festival celebrates the blooms with live music, artisans, food, a parade and a car show. If you want to grow your own poppies, the Visitors Center sells seed packets. Plant them in fall for spring blooms.
