Living in Manor, TX: A Local Realtor's Honest Take

Quick pronunciation lesson: it's "MAY-ner," not "manner." Locals will forgive you once. Maybe twice.

Manor sits just east of Austin along US 290, and it has changed a lot in a short time. It started as a railroad stop in the 1870s, and today it's one of the fastest-growing communities in the Austin area. It's also got some Hollywood history. The town's 1935 water tower shows up in the 1993 movie "What's Eating Gilbert Grape." Here's what it's like to live here now.

Manor Neighborhoods and Schools

Most of Manor's growth has come from master-planned communities. ShadowGlen, on the west side near SH 130, is one of the largest and is built around a golf course. Whisper Valley, on the south side, is another big newer community. Then there's historic downtown Manor, with older homes, murals and local businesses close to the original town.

Many buyers look at Manor because of its location and newer homes. Manor ISD serves the Manor area, though some homes with a Manor address can be zoned differently. School zones go by address, not by city name. I'll help you check the assigned campuses for any home we look at, and you can compare ratings yourself on TXSchools.gov.

ManorPalooza

Manor's big community tradition is ManorPalooza, a free citywide celebration every spring, usually in May. It brings live music, local vendors, kids and teen activities, and yes, a sausage-eating contest. The city also hosts an Easter egg helicopter drop, a Fourth of July event with fireworks and Holidays in the Park, so there's always something on the calendar.

Who Buys in Manor (and Why)

Manor appeals to first-time buyers, young families and people who want a newer home close to Austin, often at a price point that can be easier to reach than many west-side neighborhoods. It's also convenient for people working in east and northeast Austin, the airport area, or along the SH 130 corridor.

Manor is about 15 miles east of downtown Austin by car. US 290 and SH 130 do most of the work. Traffic does the rest.
