Living in Round Rock, TX: A Local Realtor's Honest Take

People ask me all the time, "Who buys in Round Rock?" And my honest answer is: everybody. I've helped single first-time buyers get their keys here. I've helped people with toddlers who mostly wanted a place where the toddler could run. There's no typical Round Rock buyer, and that's kind of the point.

Round Rock sits just north of Austin. You get big-city access without a big-city commute. You also get minor league baseball, fireworks, and a barbecue spot people will drive an hour for. Here's what it's actually like to live here, from someone who sells homes here.

West Round Rock vs. East Round Rock

Round Rock West is one of the areas where I've sold homes, and it's easy to see why people love it. Most of the homes went up in the 1970s, so the trees are grown up, there's no HOA, and lots are often a quarter acre or more. That's bigger than what you'll find in most newer builds. You also get Round Rock West Park, which locals call the Duck Pond, with fishing, a playground and walking trails. If your dream includes a backyard you can actually lose a ball in, start here.

East Round Rock puts you close to the fun. Dell Diamond, Kalahari and Old Settlers Park all sit along US 79, and The Salt Lick is right next door to the ballpark. Living on the east side means a Tuesday night can turn into a ballgame without much planning.

Schools are a big reason a lot of buyers look at Round Rock. Most of the city is in Round Rock ISD, but school zones go by address, not by city name. I'll help you check the assigned campuses for any home we look at, and you can compare ratings yourself on TXSchools.gov.

Things to Do in Round Rock

  • Dell Diamond: Home of the Round Rock Express. During baseball season there are fireworks after every Friday home game, and if you live close enough you can watch them from your own backyard. Free fireworks are the best kind.

  • Kalahari: You don't need a waterpark pass to have fun here. Pop into the arcade on a weeknight and you look like the cool one for very little effort.

  • The Salt Lick: No explanation needed. Bring stretchy pants.

  • Downtown Round Rock: Restaurants, bars and enough going on at night that you don't have to drive into Austin to go out.

  • Old Settlers Park: More than 3 miles of paved trail, sports fields, seven playgrounds, and Bright Lake, which the state stocks with fish and which has a fishing pier. Yes, actual fishing, in the middle of the suburbs. (Grab a Texas fishing license first.)

Family Campout Round Rock

My favorite Round Rock tradition is the city's Family Campout, a community camp-out at Old Settlers Park every September. People pitch tents and camp in the park together. Registration covers dinner, a pancake breakfast and s'mores, and the night includes games, a campfire and a movie. It's basically a giant neighborhood sleepover, and it tells you a lot about the kind of place Round Rock is.

Who Buys in Round Rock (and Why)

I've worked with first-time buyers, move-up buyers, and folks relocating from out of state who had never heard of Round Rock until their new job put it on the map.

A lot of my Round Rock buyers work in tech. Dell's headquarters is here, and Austin's north-side tech corridor is a short drive away. For many people, Round Rock means a shorter commute and more house for the money than living closer in.

Round Rock is about 20 miles north of downtown Austin. How long that drive takes depends on I-35 and its mood that day.
